The General Services Administration (GSA) is seeking to lease approximately 84,598 square feet of fully serviced office and courtroom space in the Central Business District of Waco, Texas, to support law enforcement administrative operations. The lease term is 17 years, with a firm commitment of 15 years, and the space must be located in a modern, high-quality building that meets government standards for fire safety, accessibility, seismic, and sustainability. The property must offer a total of 30 parking spaces, including 24 surface and 6 structured spaces, and must not lie within the 1-percent-annual chance floodplain. The GSA currently occupies leased space in Waco but is exploring alternatives if economically favorable, considering relocation costs and operational impacts. Interested parties should submit expressions of interest by June 26, 2026, including building details, scaled floor plans showing available rentable space, and full asking rental rates for the entire 17-year period. The solicitation emphasizes compliance with telecommunications restrictions under the FY19 National Defense Authorization Act and the Federal Acquisition Regulation. All inquiries and submissions are to be directed to Kristine Deltorto, the Lease Contracting Officer, with support from Leasing Specialist Nick Porter. This leasing opportunity aims to secure space that aligns with operational needs while balancing economic considerations.
