Landlords must conduct and pay for comprehensive environmental testing prior to occupancy, including indoor air quality assessments, radon, lead, asbestos, and moisture surveys, along with structural evaluations by a Rhode Island-registered engineer. A certificate of occupancy must be submitted before occupancy, and all hazardous substances must be remediated in accordance with CERCLA and state laws. The landlord is responsible for all property taxes, fire safety inspections by the State Fire Marshal, maintenance, repairs, insurance with $1 million in general liability and full replacement cost fire coverage, and must allow 24/7 access to state personnel. Rent is paid in equal monthly installments on the first business day of each month, with separate invoicing for parking. The lease will be governed by Rhode Island law, includes mutual indemnification, and enforces a 30-day cure period for defaults
