Special Instructions: Home is a 3-bed 1 bath, brick home approx. 1380 sq. ft. shingle roof. Slab on grade. Case Manager- Jeannine Davis 580 642 6384 Inspector - Corey James 580 317 7088 All prospective contractors are required to visit the project site before submitting a bid. Change orders due to conditions that could have been identified during the site visit will not be considered or approved.
Roofing: Semi-hip roof. Remove all shingles, felt, roof jacks, drip edge, and attic ventilation. Re-nail or replace decking as needed, fill all ventilation penetrations. Install new 30-year architectural shingles, 30# felt, drip edge, roof jacks, high-heat roof jacks for any gas appliance penetrations, and flashing required to complete the job. Install new continuous ridge vent for proper ventilation (May require decking at peak to be cut to allow for proper ventilation). Caulk and seal as needed for complete and proper finish. Participant to choose color. Ensure all vent piping is properly attached at appliance upon roof completion.
Electrical: Main Breaker shows 150 Amp. Install new breakers (label breaker panel), new wire if needed, receptacles, switches, fixtures, and ceiling fans, (6 in Home). Install new exhaust/heater fan in bathroom. Install new ventahood in kitchen. Repair all damage due to electrical change outs, to include but not limited to drywall, paint, paneling, flooring, and ect. Remove and repair electrical weather head on back of home. Restore back to proper condition(Tilting). Contractor responsible for any utilities.
Plumbing: Remove and replace tub/shower. Install new tub/shower combo base and surround, with Swan-Stone or comparable, must be a minimum of 1/4” thickness. Install 2 grab bars. FRP will not be accepted as a tub/shower surround. Repair/replace any all drywall, trim, sub and finish flooring, and paint needed due to repairs. Remove and replace existing 1 vanity, to match existing. All vanities must have plywood bulkheads hardwood fronts and any necessary hardware required for proper finished installation. Stain and Seal/paint. Repair all damage due to replacement which includes drywall and flooring, install any and all trim required for proper fit and finish. Install Comfort height/ADA commode, wax ring, and supply and shut offs. Install Delta or comparable faucets/mixing valves throughout. Shutoff valves, supply and waste lines. In kitchen, install deep double sink with a sprayer. Install sink bowl in bathroom. Remove and replace outside faucets with frost free faucets.
Mechanical-HVAC: Remove and replace the existing HVAC unit. Install a new minimum 14.3 SEER2 rated energy efficient electric heat pump unit. Install new copper line-set, appropriate filter drier, thermostat, and registers. Caulk all ceiling drops to drywall before air register installation. Seal the return air cavity with drywall for energy efficiency. Insulate the duct where needed. Replace the plenum if required for proper fitment of the new unit. If duct board is to be used for transition to plenum, all joints must be foil-taped, and an acrylic latex or mastic sealant is to be applied over foil-taped joints. Ductwork that is to be installed or replaced under the home should be insulated metal pipe; flex duct is not to be used underneath the home. The contractor will be responsible for the proper sizing of the new unit. The contractor must provide the AHRI certificate for the equipment to be installed with the invoice for payment. Verify that all electrical components servicing the HVAC system-including wiring, breakers, panels and fuses-are properly grounded and compliant with all applicable codes. Any non-compliant conditions shall be corrected by the contractor.
Drywall: Remove and replace damaged sheetrock in home. Remove attic fan in hallway. Install new ½” drywall, tape, bed, texture and paint interior.
Windows: Remove and replace all windows throughout the home. Install new insulated vinyl, low E, tilt sash windows. Repair any, and all damage due to window replacement, including paint, all trim, including window stools/sills if required, inside and out. Caulk and seal inside and out. Repair or replace any and all deteriorated framing as needed for proper repair. There are approximately 8 singles, 1 double windows in home. Contractor is responsible for exact window count and measurements. (The add-on room. Frame up and install smaller window).
Doors: Remove and replace 2 entry doors. Install 2 pre-hung six-panel insulated metal doors. Install all trim required for proper fit and finish. Install new combination, keyed alike hardware, Kwikset or comparable. Caulk and seal inside and out. Paint to match new or existing finishes. Install 2 new storm doors. Include all hardware. Remove and replace all interior doors, approx. 10 and 1 double closet. Install new pre-hung interior doors, trim and hardware (Kwikset or comparable). Stain or paint to match new or existing finishes.
Cabinets: Sand down kitchen cabinets. Re-stain or paint. Include new handles and hinges. Repair track drawers and doors. Install new preformed laminate counter tops. Install all trim required for proper fit and finish. Install new matching backsplash as needed at cooking area. Hall Bath ,Remove and replace existing vanity, to match existing. All vanities must have plywood bulkheads hardwood fronts and any necessary hardware required for proper finished installation. Stain and Seal/paint. Repair all damage due to replacement which includes drywall and flooring, install any and all trim required for proper fit and finish. Install new matching backsplash as needed at cooking area.
Rough Carpentry: Remove existing exterior soffit and siding gable front, side gable ends and add-on room. Install 7/16 OSB and install smart siding. Include trim. Cover all exposed wood surfaces with PVC-coated coil metal (Fascia). Replace any deteriorated Fascia, approx. 160 lineal feet, and exterior trim needed before applying coil metal. Install 2 new metal porch post and paint.
Flooring: Prep Floor. Install new waterproof floating vinyl plank flooring with a minimum 3/16” thick flooring. Pull toilet and install flooring up to the floor flange. Install all new trim required for proper fit and finish. Participant will choose color. (Flooring can be overlaid) Couple broken tiles.
Special Equipment: The Contractor is to provide a storage container and move all the contents out of the house before working on the inside and back into the house after the job is completed.
Special Instructions: All work done must meet or exceed 2019 IRC. All applicable licenses apply. It is highly recommended contractor view job before biding. Contractor is responsible for all line locates and permits required Contractor will be responsible for cleanup and removal of all waste and repair yard back to mowing condition. Homeowner/Property Manager will select any/all colors used for the job. Contractor is responsible for all measurements, and count of materials needed.
