Special Instructions: Home is a 3-bed, 1-bath, brick home approx. 1200 sq. ft. shingle roof. Slab on grade. All prospective contractors are required to visit the project site before submitting a bid. Change orders due to conditions that could have been identified during the site visit will not be considered or approved. All work done must meet or exceed the 2019 IRC. All applicable licenses apply. It is highly recommended contractor view the job before bidding. The contractor is responsible for all line locates and permits required. Contractor will be responsible for cleanup and removal of all waste and repair yard back to mowing condition. Homeowner/Property Manager will select any/all colors used for the job. Roofing: Semi hip roof. Remove and Replace all shingles, felt, roof jacks, drip edge and attic ventilations. Re-nail or replace decking as needed. Install new 40-yr, 26-gauge painted metal, 30# felt (drip edge if required), rake, continuous ridge with vented closure strips at peak for proper ventilation (May require decking at peak to be cut to allow for proper ventilation), and roof jacks, high-heat roof jacks for any gas appliance penetrations and a minimum of 1 ½’ screws. Install screws at every rib when installing the ridge cap. Use any flashing needed for a complete and proper finish. Participant to choose a color. Ensure all vent piping is properly attached at the appliance upon roof completion. Replace all fascia boards and furring strips above roof vents
Windows: Remove and replace all windows throughout the home. Install new insulated vinyl, low E, tilt sash windows. Repair any, and all damage due to window replacement, including paint, all trim, including window stools/sills if required, inside and out. Caulk and seal inside and out. Repair or replace any and all deteriorated framing as needed for proper repair. The contractor is responsible for the exact window count and measurements. The bay window is to be removed completely, the homeowner wants a twin window there instead, and make sure it is the same height as the other twin window on the front of the house
Doors: Remove and replace 2 entry doors. Install 2 pre-hung six-panel insulated metal doors. Install all trim required for proper fit and finish. Install new combination, keyed-alike hardware, Kwikset or comparable. Caulk and seal inside and out. Paint to match new or existing finishes. There will need to be 2 storm doors installed also
Plumbing: Remove and replace tub/shower. Install new low-entry shower base and surround, with Swan-Stone or comparable, must be a minimum of 1/4” thickness. Replace the shower handle and mixing valve with Delta or comparable. Install 2 ADA grab bars and an adjustable-height handheld shower faucet with its own adjustable guide rod apart from the grab bars. FRP will not be accepted as a tub/shower surround. Repair/replace any and all drywall, trim, sub and finish flooring, and paint needed due to repairs. Remove and replace bathroom supply lines with shut-off valves and drain lines. Install Delta or comparable faucets/mixing valves. Remove and replace the water heater with the same size heater, with supply lines and shut-offs
Electrical: Need ten of the flat LED can lights installed, 4 in the dining area, and 6 in the living room area; homeowner to pick locations. Repair all damage due to electrical change-outs, including but not limited to drywall, paint, paneling, flooring, etc.
Drywall: Repair all cracks in drywall throughout the home. There is a bedroom with popcorn texture that needs to be removed. Retexture the walls and ceiling throughout the home and make sure it all looks the same in terms of texture. The homeowner is to pick which texture: orange peel or knockdown. Where the bay window is removed to make a straight wall with the twin window, install new studs, 7/16 OSB on the exterior, insulate with bat insulation, and install new ½” drywall, tape, bed, texture and paint to match new or existing finish.
Cabinets: Remove and replace existing vanity to match the existing. All vanities must have plywood bulkheads hardwood fronts and any necessary hardware required for proper finished installation. Stain and Seal/paint. Repair all damage due to replacement which includes drywall and flooring, install any and all trim required for proper fit and finish. New vanity top with sink
Flooring: Remove existing floor covering throughout the home. Clean and prep the floor before installing new waterproof floating vinyl plank flooring with a minimum 3/16” thick flooring. Pull the toilet and install flooring up to the floor flange. Install all new trim required for proper fit and finish. The participant will choose a color.
Mechanical-HVAC: Verify that all electrical components servicing the HVAC system-including wiring, breakers, panels and fuses-are properly grounded and compliant with all applicable codes. Any non-compliant conditions shall be corrected by the contractor. Remove and replace the existing HVAC unit. Install a new minimum 14.3 SEER2 rated energy efficient electric heat pump (or gas) unit. Install new copper line-set, appropriate filter drier, thermostat, registers, and return air vent. Caulk all ceiling drops to drywall before air register installation. Seal the return air cavity with drywall for energy efficiency. Insulate the duct where needed. Replace the plenum if required for proper fitment of the new unit. If duct board is to be used for transition to plenum, all joints must be foil-taped, and an acrylic latex or mastic sealant is to be applied over foil-taped joints. Ductwork that is to be installed or replaced under the home should be insulated metal pipe; flex duct is not to be used underneath the home. The contractor will be responsible for the proper sizing of the new unit. The contractor must provide the AHRI certificate for the equipment to be installed with the invoice for payment. Make sure the HVAC closet is sealed up, with no gaps in the sheetrock
Concrete: Where the bay window is removed, concrete will have to be poured to bring it up to level with the concrete porch around it. The area where the new wall and twin window are put in place of the bay window will need to be bricked in after the house wrap is put on the OSB. On the back of the house, where the window is with siding, would like to repair the wall and put brick around that window, also match the brick on the front and back as close to existing as possible
Painting: Paint all walls, ceiling, and trim, and make sure all holes and damage are repaired before painting on the interior of the home. On the exterior of the home, make sure all the soffit, fascia, siding, and trim are repaired, caulked, and painted. The homeowner picks the colors
Site improvements: The Contractor is to provide a storage container and move all the contents out of the house before working on the inside and back into the house after the job is completed. The contractor will also need a dump trailer or something to make sure they haul off all trash and debris from the job site
