Building construction is comprised of six stories of Type IIIA wood frame construction over two stories of Type IA concrete construction, separated by a three-hour fire-rated post-tensioned concrete podium slab. The AH&CS includes (112) housing units with residential amenity spaces along with the Core & Shell for the Community Center Space, and a shared one-story below-grade garage (Type IA construction). The two-story CC-TI buildout includes a gymnasium, Community Hall, Commercial Kitchen, Activity Spaces, and Childcare Spaces. BID SCOPES: The following were previously bid and awarded and are excluded: Fire Sprinkler, Plumbing, HVAC, and Electrical (including Low Volt, DAS, PV, Fire Alarm). SCHEDULE: Construction is expected to begin in December 2026 with a construction duration of 26 months. The CC-TI is expected to proceed concurrently and is included within the project schedule. SPECIAL REQUIREMENTS: The project is subject to the following requirements, as noted in provided bid and design documents: City of Seattle Community Workforce Agreement including Goals/Requirements Related to Apprenticeship, Preferred Entry, Priority Hire, and Women/POC Utilization (All subcontractors of every tier will be required to sign a letter of assent confirming adherence to the CWA) Commercial Prevailing Wages (see specifications for wage requirements) ESDS Certification (only for AH&CS).
