Project proponents and beneficiaries CityMark Communities LLC proposes to construct a five-story mixed-use building comprising 114 units, including 4 lofts, 17 studios, 49 one-bedroom units, 44 two-bedroom units, and approximately 2,377 square feet of commercial lease area. Five of the 114 units are proposed to be affordable to very low-income households. The building footprint covers most of the site at ground level, which includes a parking garage, commercial spaces, residential lofts, a lobby, and a gym. 72 residential parking stalls and bike storage are proposed in the parking garage. The second through fifth floors have a C-shaped plan with residential units surrounding a second-level courtyard. The project site is located on a vacant lot at the southwest corner of Palm Avenue and Allison Avenue. The site is zoned CD-D (Downtown Commercial/ Urban Design Overlay), and surrounding zoning is CD-D. Assessor's Parcel Number: 494-402-23-00.
