The Mapes Road Residential Project proposes the development of 157 detached single-family residences on approximately 39.09 acres of vacant land in the Romoland area of unincorporated Riverside County. The Project includes General Plan Amendment No. 250018 (GPA250018) to change the existing land use designation from Community Development: Low Density Residential (CD:LDR) to Community Development: Medium Density Residential (CD:MDR), and Change of Zone No. 2500031 (CZ2500031) to change the zoning from Rural Residential (R-R) to Planned Residential (R-4).
Tentative Tract Map No. 39316 (TTM39316) would subdivide the site into 172 lots, consisting of 157 residential lots and 15 lettered non-residential lots, including open space, landscaped areas, roadway dedications, a community park, drainage facilities, and an area designated for interim HOA maintenance and future Riverside County Flood Control and Water Conservation District right-of-way. Tentative Parcel Map No. 39455 (TPM39455) would establish four parcels for conveyance and financing purposes. Plot Plan No. 250045 (PPT250045) would establish the design standards and guidelines for the proposed residential development.
The Project would also include associated on-site and off-site roadway, drainage, water, sewer, and utility improvements. Riverside County has prepared an Initial Study/Proposed Mitigated Negative Declaration (IS/MND) evaluating the Project's potential environmental impacts and identifying mitigation measures to reduce potentially significant impacts to less-than-significant levels.
