Market Search - SAO-Benton County

The Washington State Department of Enterprise Services, acting on behalf of the Office of the State Auditor, is conducting a market search for approximately 2,200 BOMA rentable square feet of office space in Benton County. The agency is seeking a code-compliant, enclosed, and conditioned facility with a desired occupancy date of February 29, 2028, and a minimum lease term of five years, with options up to ten years. The space must include a reception and seating area for two clients, a coffee bar style kitchenette, adequate conference rooms, and two ADA compliant restrooms. Preference may be given to locations within the city limits of Kennewick, those near public transportation with hourly service from 8 AM to 5 PM, and facilities with ready access to freeways and major arterial roads. Additional advantageous features include a single floor plate on the ground floor, at least two means of egress with keypad entry, a dedicated wellness room, four locking offices, and a low Energy Use Intensity score. The facility should be located outside the 100-year flood plain and provide approximately 12 parking stalls. All proposals must comply with the Washington State Energy Code and prevailing wage requirements per RCW 39.12 and RCW 39.04.260.
