Special Instructions: Home is a 3-bed, 2 bath pier and beam frame home approx. 1300 sq. ft. All prospective contractors are required to visit the project site before submitting a bid. Change orders due to conditions that could have been identified during the site visit will not be considered or approved. Mechanical-HVAC: Remove and replace the existing HVAC unit. Install a new minimum 14.3 SEER2 rated energy efficient electric heat pump unit. Install new copper line-set, appropriate filter drier, thermostat, and registers. Caulk all ceiling drops to drywall before air register installation. Seal the return air cavity with drywall for energy efficiency. Insulate the duct where needed. Replace the plenum if required for proper fitment of the new unit. If duct board is to be used for transition to plenum, all joints must be foil-taped, and an acrylic latex or mastic sealant is to be applied over foil-taped joints. Ductwork that is to be installed or replaced under the home should be insulated metal pipe; flex duct is not to be used underneath the home. The contractor will be responsible for the proper sizing of the new unit. The contractor must provide the AHRI certificate for the equipment to be installed with the invoice for payment.
Doors: Remove and replace 1 approx. 6' French door on the back of the home. Install all trim required for proper fit and finish. Install new combination, keyed alike hardware, Kwikset or comparable. Caulk and seal inside and out. Paint to match new or existing finishes. On the front entry door replace the threshold and install new weather stripping.
Drywall: Replace or fix all needed drywall throughout the entire home, finish and texture to match the existing.
Flooring: Remove existing floor covering throughout the living room and kitchen area, install new waterproof floating vinyl plank flooring with a minimum 3/16” thick flooring. Install all new base board trim required for proper fit and finish. Fix all needed subfloor, floor joist, mud seal, and supports, the subfloor is soft in front of each entry door. Participant will choose color. (Approx. 500 sq. ft.) SAVE ALL NEEDED PIECES OF FLOORING THAT IS REMOVED TO BE USED ON THE BACKSPLASH ON THE KITCHEN CABINETS.
Plumbing: Install a dielectric gas fitting on the gas line where it comes up out of the ground before it inters the home. Install a new stainless-steel sink and faucet equal to a DELTA Brand in the kitchen, install all new drain, shut offs and supply lines to the kitchen sink. Remove and replace tub/shower in the master bathroom. Install new low entry shower base and surround, with Swan-Stone or comparable, must be a minimum of 1/4” thickness. Replace shower handle and mixing valve with Delta or comparable. Install 2 ADA grab bars, adjustable height handheld shower faucet with its own adjustable guide rod apart from the grab bars. and portable seat. FRP will not be accepted as a tub/shower surround. Repair/replace any all drywall, trim, sub and finish flooring, and paint needed due to repairs. Remove and replace toilets in both bathrooms with ADA comfort height toilets, install new wax rings, toilet bolts, supply lines and shut offs, replace the toilet flange if needed.
Cabinets: Remove and replace all counter tops in the kitchen, install new preformed laminate counter tops. (Approx. 25') Install any needed pieces of the floor covering that is removed from the kitchen area onto the wall that was used for a backsplash.
Metal Roof: Remove the metal from the front and back porch and replace the top row of decking back the factory edge of the sheet below it and any other decking that needs replaced, install new felt and reinstall existing metal with new screws to match the color of the metal, install transition metal with closure strips to match the color of the metal. (Front porch Approx. 24', the back Approx. 16')
Painting: Paint each wall and ceiling throughout the home where drywall repairs were made to match the existing, paint the entire master bathroom that the ADA shower is installed all one color to be selected by the homeowner.
Special Instructions: The Contractor is to provide a storage container as big as needed and move all the contents out of the house as needed before working on the inside and back into the house after the job is completed.
Special Instructions: All work done must meet or exceed 2019 IRC. All applicable licenses apply. It is highly recommended contractor view job before biding. Contractor is responsible for all line locates and permits required Contractor will be responsible for cleanup and removal of all waste and repair yard back to mowing condition. Homeowner/Property Manager will select any/all colors used for the job. Contractor is responsible for all measurements, and count of materials needed.
