Special Instructions: Home is a 2004 3-bed, 2-bath pier and beam frame home, approx. 1300 sq. ft. with a metal roof. All prospective contractors are required to visit the project site before submitting a bid. Change orders due to conditions that could have been identified during the site visit will not be considered or approved. All work done must meet or exceed 2019 IRC. All applicable licenses apply. It is highly recommended contractor view the job before bidding. The contractor is responsible for all line locates and permits required. Contractor will be responsible for the cleanup and removal of all waste and repair yard back to mowing condition. Homeowner/Property Manager will select any/all colors used for the job. Special Equipment: The Contractor is to provide a storage container and move all the contents out of the house before working on the inside and back into the house after the job is completed.
Foundation: Remove and replace all damaged or deteriorated floor joist to include mud sills and rim joists as needed for proper repair. Level and brace the floor throughout the home.
Flooring: Remove existing floor covering throughout home, install new waterproof floating vinyl plank flooring with a minimum 3/16” thick flooring. Pull toilet and install flooring up to the floor flange. Install all new trim required for proper fit and finish. Participant will choose color.
Doors: Remove and replace 2 entry doors. Install 2 pre-hung six-panel insulated metal doors. Install all trim required for proper fit and finish. Install new combination, keyed alike hardware, Kwikset or comparable. Caulk and seal inside and out. Paint to match new or existing finishes. Remove and replace all interior doors, approx. 9. Install new pre-hung interior doors, trim, and hardware (Kwikset or comparable). Stain or paint to match new or existing finishes.
Windows: Remove and replace all windows throughout the home. Install new insulated vinyl, low E, tilt sash windows. Repair any and all damage due to window replacement, including paint, all trim, including window stools/sills if required, inside and out. Caulk and seal inside and out. Repair or replace any and all deteriorated framing as needed for proper repair. There are approximately 11 windows in the home. Contractor is responsible for the exact window count and measurements.
Plumbing: Remove and replace the tub/shower. Install a new low-entry shower base and surround, with Swan-Stone or comparable, must be a minimum of 1/4” thickness. Replace the shower handle and mixing valve with Delta or comparable. Install 2 ADA grab bars, an adjustable height handheld shower faucet with its own adjustable guide rod, apart from the grab bars. and portable seat. FRP will not be accepted as a tub/shower surround. Repair/replace any all drywall, trim, sub and finish flooring, and paint needed due to repairs
Electrical: Remove and replace all the smoke alarms in the home. Repair all damage due to electrical change-outs, to include but not limited to drywall, paint, paneling, flooring, etc.
Mechanical-HVAC: Verify that all electrical components servicing the HVAC system, including wiring, breakers, panels, and fuses, are properly grounded and compliant with all applicable codes. Any non-compliant conditions shall be corrected by the contractor. Remove and replace the existing HVAC unit. Install a new minimum 14.3 SEER2-rated energy-efficient electric heat pump (or gas) unit. Install new copper line-set, appropriate filter drier, thermostat, and registers. Caulk all ceiling drops to drywall before air register installation. Seal the return air cavity with drywall for energy efficiency. Insulate the duct where needed. Replace the plenum if required for proper fitment of the new unit. If duct board is to be used for transition to plenum, all joints must be foil-taped, and an acrylic latex or mastic sealant is to be applied over foil-taped joints. Ductwork that is to be installed or replaced under the home should be insulated metal pipe; flex duct is not to be used underneath the home. The contractor will be responsible for the proper sizing of the new unit. The contractor must provide the AHRI certificate for the equipment to be installed with the invoice for payment.
Gutter Installation or repair: Install new gutters, downspouts, and splash blocks to the home. Repair all damage due to installation, install all trim and hardware required for proper fit and finish. The participant will choose a color.
Drywall: Repair or replace all damaged existing drywall, ceiling, and walls. Install new ½” drywall, tape, bed, and texture as needed. Paint the entire wall or ceiling where the repair was done. The participant will choose a color.
Rough Carpentry: On the south side of the front porch, install new steps to allow easier access to the storm shelter. Install new 4”x 4” posts set in concrete, stair stringers, treads, 2”x 6” handrail with spindles on 4” centers. Use only ground contact treated materials and deck screws.
