Special Instructions: Home is a 4-bed, 2-bath, brick home, approx. 2000 sq. ft., shingle roof. Slab on grade. All prospective contractors are required to visit the project site before submitting a bid. Change orders due to conditions that could have been identified during the site visit will not be considered or approved. All work done must meet or exceed 2019 IRC. All applicable licenses apply. It is highly recommended contractor view the job before bidding. Contractor is responsible for all line locates and permits required. Contractor will be responsible for cleanup and removal of all waste and repair yard back to mowing condition. Homeowner/Property Manager will select any/all colors used for the job. Doors: Remove and replace the front entry door. Install 1 pre-hung six-panel insulated metal door. Install all trim required for proper fit and finish. Install new combination, keyed alike hardware, Kwikset or comparable. Caulk and seal inside and out. Paint to match new or existing finishes. Remove and replace all interior doors, approx. 12. Install new pre-hung interior doors, trim, and hardware (Kwikset or comparable). Stain or paint to match new or existing finishes.
Windows: Remove and replace all damaged or broken windows throughout the home. Install new insulated vinyl, low-E, tilt sash windows. Repair any and all damage due to window replacement, including paint, all trim, including window stools/sills if required, inside and out. Caulk and seal inside and out. Repair or replace any and all deteriorated framing as needed for proper repair. There are approximately 5 damaged windows in the home. The contractor is responsible for exact window count and measurements.
Electrical: Check/ test all switches and outlets in the home. Remove/ replace all nonworking switches and outlets. Remove and replace the bedroom ceiling fans (4) Install new wire, receptacles, switches, fixtures, and ceiling fans (4). Repair all damage due to electrical change-outs, to include but not limited to drywall, paint, paneling, flooring, etc.
Plumbing: Fix/ repair the kitchen sink leak. Re-caulk the kitchen sink, making sure it is sealed properly. Repair/replace any all drywall, trim, sub and finish flooring, and paint needed due to repairs.
Mechanical-HVAC: Test the return air duct for proper airflow. Seal the return air cavity with drywall for energy efficiency. Insulate the duct where needed. Replace the plenum if required for proper fitment of the new unit. If duct board is to be used for transition to plenum, all joints must be foil-taped, and an acrylic latex or mastic sealant is to be applied over foil-taped joints. Clean and seal the HVAC closet. The closet has moisture and mildew in it.
Drywall: Repair or replace all damaged existing drywall, ceiling, and walls. Install new ½” drywall, tape, bed, and texture as needed. Paint the entire wall or ceiling where the repair was done. The participant will choose a color.
