U.S. GOVERNMENT seeks to lease the following office space through the Automated Advanced Acquisition Program (AAAP): City: Eau Claire State: Wisconsin Delineated Area: City limits of Eau Claire, Wisconsin Minimum ABOA Sq. Ft.: 3,250 Maximum ABOA Sq. Ft.: 3,800 Space Type: Office space Term* 15 years/13 years firm *However, Offerors are encouraged to submit rates for all terms available in the AAAP for consideration against future GSA requirements. Agency Unique Requirements: All space shall be contiguous. Second floor or above space is preferred. First floor space shall only be considered when no other space is available. Additional security requirements, offerors expense, shall be required on any first floor space. The office space, elevator and the parking must be accessible twenty four (24) hours a day, seven (7) days a week. Offered space shall not be located within 640 feet of any facilities involved with hazardous materials transportation/storage facilities. This includes railroads tracks that transport these materials. Offered space shall not be located near Public Defenders, Immigration and Customs Enforcement, Probation Offices or other businesses or facilities deemed unacceptable by the tenant's Physical Security Unit (PSU). Offered space shall not be located near day care centers, senior centers, schools, hospitals and religious/rehabilitation/social service centers. The Government shall have the right to relocate exterior penetrations for security concerns. Proposed spaces in close proximity to associated foreign powers identified in the National Security Threat List will not be considered. Underground parking shall have access controlled parking restricted to building Tenants only. A mixed tenant building with public parking within 20 feet of the perimeter wall will not be considered. Three (3) surface parking spaces will be required for Government vehicles.
