PM# 4320 - Bedrock Engineering

Project PM# 4320, managed by the Madera County Community and Economic Development Department, involves the division of 85.61 acres of property into three distinct parcels. Parcel 1 consists of approximately 13.46 acres on the southwest side of Fairmead Blvd, Parcel 2 comprises 12.81 acres on the northeast side of Fairmead Blvd, and Parcel 3 consists of 59.34 acres located on the southwest side of Ave 20 1/2. The project is designed for a two-phase development approach, with the first phase focusing on Parcel 1 to include a 10,000-square-foot convenience market, a gas station with 20 fueling positions, a truck fueling area with 6 positions, an electric truck charging area with 4 positions, a 6,000-square-foot truck repair shop, and hotel buildings with 200 rooms. The second phase is intended for light industrial uses on Parcels 2 and 3. The project has undergone environmental review under the California Environmental Quality Act, resulting in a Mitigated Negative Declaration. Key environmental considerations include the implementation of lighting measures to reduce light pollution, protocols for the discovery of human remains, and required traffic intersection improvements to satisfy Caltrans standards for neighboring state highway facilities. The project was approved on October 8, 2025, with a final Notice of Determination filed on December 30, 2025, stating that the project will not have a significant environmental effect. Future construction must comply with Title 24 standards and water quality regulations during the building permit and inspection process.
