Property Acquisition Agreement and Joint Escrow Instructions (Agreement) with M. & B. Oil Company, Inc., (M&B) to Acquire Vacant Parcel (Property) Near A.K. War

The Los Angeles County Sanitation District No. 8 is acquiring a vacant parcel of land from M. & B. Oil Company, Inc. for a purchase price of 2,500,000 dollars. Located in Wilmington and Carson, California, the property is adjacent to the A.K. Warren Water Resource Facility. The primary objective of this acquisition is to enhance the operational buffer for the Warren Facility and provide potential support for future district projects. Although the land was historically used for oil production, the associated oil well has been plugged according to local and state requirements, and all related equipment and improvements have been removed. The agreement establishes a 60-day escrow period to allow the Districts to complete necessary due diligence, which specifically includes an environmental site assessment. This project is noted as exempt from the California Environmental Quality Act (CEQA) because it involves land acquisition by a public agency and is not expected to result in significant environmental impacts.
