See attached “Draft Lease” for complete terms of occupancy.

Property Offered for Lease

East Quarter Schoolhouse

East Quarter Schoolhouse was originally built in 1843 and was reconstructed in 1903 to the current architectural appearance. At 2,500 square feet of living space with gracious windows though out, this colonial house is naturally well-lit with tall ceilings. The house has a dedicated home office as well as new smart washer and dryer on the first floor. The large, covered porch overlooks the historical landscape.

Uses of the Leased Property

This lease is most suitable for low-impact, non-transient, residential occupancy of the house. The lessee is authorized to use the property as an occupant of the house and must be willing to become a part of the National Historical Park’s relationship with the public by maintaining the historic and well-tended appearance of the structure and grounds. In accordance with the attached draft lease, the lessee is responsible for all utilities and routine maintenance. The lessor will perform basic maintenance of the property as described in the lease.

Term of Lease

The lease will have a maximum term of two years. Lessee termination rights (termination without cause) will begin 90 days before the end of the first year of the lease and continue until the lease expires. Please note: 90 days’ notice is required for termination without cause.

The lessee shall pay to the United States as rent the sum of Forty-eight Thousand Dollars ($48,000) per year as the base rent payable to the National Park Service and forwarded by the lessee to the Superintendent, Minute Man National Historical Park. Rent checks will be mailed to Minute Man National Historical Park, 174 Liberty Street Concord, MA 01742, attention Superintendent. The annual rent shall be paid on the 1st day of each month in advance monthly installments of Four Thousand Four Dollars ($4,000). Payment covering the first month will be submitted with the executed lease.

Solicitation # CACO_Ahearn-Higgins-Sirna_RFP_2026
The National Park Service is offering a unique opportunity to lease three historic properties within Cape Cod National Seashore for private residential use: the Sirna Studio in Wellfleet, the Ahearn House in Wellfleet, and the Jedidiah Higgins House in Truro. Each property is listed on the National Register of Historic Places and requires substantial rehabilitation to meet modern standards, with the NPS delivering them “as-is with all faults.” Proposals may include one, two, or all three properties, with preference given to those that encompass the full portfolio. The Sirna Studio, a 1961 Modernist artist’s studio, is designed for seasonal use and lacks adequate insulation for year-round occupancy, though proposals for year-round use are welcome if accompanied by necessary improvements. The Ahearn House, built between 1817 and 1851, includes a historic one-room cottage, while the Higgins House, a full-Cape style structure from the 19th century, features a modern art studio on-site. All proposed uses must align with NPS preservation values and may include private residence, residential rental, or short-term rental, but commercial activities generating profit are prohibited without a separate authorization. Any improvements must comply with the Secretary of the Interior’s Standards for Historic Preservation, and lessees are responsible for all associated compliance costs, including environmental reviews under NEPA and NHPA. The lease term is anticipated to be between ten and twenty years, with rent commencing at Fair Market Value Rent, adjusted annually by the Consumer Price Index. Rent for individual properties ranges from $9,960 to $25,440 annually, with discounts applied for multi-property leases. Solicitation # DACA45-5-26-00264
The Department of the Army is seeking competitive proposals under RFP No. DACA45-5-26-00264 for a 50-year Enhanced Use Lease (EUL) of six non-excess land parcels at Fort Lee, Virginia, to develop commercial and/or industrial facilities through private investment. The selected offeror will be responsible for designing, financing, permitting, constructing, operating, maintaining, securing, and eventually decommissioning the Project, with all activities required to be self-sustaining without financial contribution from the government. In-kind consideration is mandatory, with the construction of an 82,151-square-foot aquatic center on Site 1 valued at an estimated $63 million being a non-negotiable requirement for award eligibility. Additional desired in-kind contributions include a multi-purpose facility, food pavilion, training pavilion on Site 1, and expansion of the Army Transportation Museum on Site 1, though these are not required. The lease term may be extended beyond 50 years if proposed by the offeror and approved by the Army, and the total consideration must meet or exceed the fair market value as determined by a Department of the Army appraisal. Offerors may propose development of all or any portion of the six sites and must clearly identify the specific parcels and acreage involved in their submission. Proposals must be submitted by September 4, 2026, as a single PDF file through the designated Smartsheet portal, adhering to strict formatting requirements including 12-point font, one-inch margins, and page limits per evaluation section, with any excess pages discarded. Evaluation will be based on five equally weighted, non-price factors: Project Description, Project Plan, Financial Capability, Organizational Structure and Experience, and EUL Consideration, with award decisions made based on best overall value rather than lowest price. The government retains broad discretion to modify, suspend, waive, or cancel the RFP at any time, and may negotiate further with selected offerors even if they do not submit the highest financial proposal. All offerors must be registered in SAM.gov, not be on any exclusion lists, and consent to credit and background checks on key personnel. Special requirements include compliance with federal, state, and local regulations, adherence to Department of Defense environmental procedures, integration with installation security and antiterrorism standards, and provision of financial guarantees such as corporate guarantees or letters of credit. Request for Information (RFI) for Site Development Partnerships at NASA Langley Research Center
Solicitation # LARC-RFI-2026_2027
NASA Langley Research Center is seeking interest from industry, academia, and non-federal entities to partner in the development and leasing of approximately 325 acres across seven developable parcels and an additional 150 acres with environmental and archaeological constraints, collectively forming the NASA Langley Aerospace Innovation District Hub. The initiative aims to catalyze collaboration between government, industry, and academia to advance national priorities in hypersonics, aerospace technology development, payload processing, autonomous systems, and large-scale simulation facilities for lunar and Mars missions, while also supporting Langley’s institutional needs through public access, academic gateways, renewable energy infrastructure, and visitor housing.
