Successful tenants will be responsible for annual base rent and a support amount, both subject to a 4% annual escalation. Tenants must also employ an independent third-party provider for design reviews and building inspections. Operational requirements include maintaining comprehensive insurance coverage, including business auto and environmental liability, and adhering to strict security and safety protocols. All access to the property requires NASA-issued credentials, and hazardous material spills must be remediated to Florida unrestricted land use standards. Additionally, tenants must commence construction within 24 months of the commencement date to avoid potential lease termination.
