The Housing Authority of the Cherokee Nation is seeking competitive bids for the complete demolition and turnkey construction of a single 2-bedroom, 1-bathroom replacement home at 4901 E Haskell Place, Tulsa, Oklahoma, to be delivered as a fully finished residence with a garage, measuring approximately 1,510 square feet in a shotgun style. The existing structure, estimated between 1,200 and 1,375 square feet with a pier and beam foundation, must be fully removed and disposed of at a legal dump site, including utility disconnections, while adhering strictly to safe work practices outlined in the attached Asbestos Containing Materials (ACM) report due to confirmed ACM presence on site. The new home must incorporate ADA-compliant features including roll-in showers with fold-down seats, handicap rails at both toilet and shower locations, and strobe fire alarms for the hearing impaired. All utilities—electric, water, and sewer—must be installed, with the electric connection required to be underground from the home to the meter, and temporary utilities must be provided during construction. The contractor is responsible for securing all necessary permits, inspection fees, sewer taps, and compliance with local, state, and federal building codes and covenants, as well as completing all site cleanup and submitting a seven-day concrete slab break test report. The project must be completed within 120 working days from the issuance of the Purchase Order, which serves as the Notice to Proceed, with liquidated damages of $1,000 per working day assessed for any delay beyond this deadline, unless an extension is granted under extenuating circumstances.
