The General Services Administration (GSA) is seeking to lease approximately 308,000 contiguous ABOA square feet, yielding about 350,000 rentable square feet, of office and related space in Arlington, Virginia, within a specified area bounded by key local routes and the Potomac River. The space must be contained within a single building to be occupied solely by federal government tenants, except for approved first-floor retail tenants, and must accommodate ISC Level IV security requirements. The Government requires full control over the parking garage and building roof, with reserved parking for 201 official government vehicles and adherence to local parking codes. The lease term is fifteen years, with no option term, and the anticipated occupancy date is July 2013. The building must comply with various standards related to fire safety, accessibility, seismic considerations, energy efficiency, and sustainability, and may not be located in a 100-year floodplain. Both existing buildings and new construction that can meet the occupancy and space requirements within the delineated Rosslyn-Ballston and Pentagon City/Crystal City corridor are eligible for consideration. Brokers and agents may submit offers only if properly authorized by the building owner. The Government’s pricing expectation is aligned with the fair market rate of $39.00 per square foot in the area, and all related move costs will be factored into evaluations. All communications must be directed to GSA representatives or their tenant broker, CBRE, Inc., with specific points of contact provided for leasing and contracting officials.

Please be sure that your pricing quote(s) reflects this information. Further, please be reminded that the cost of relocation of furniture, telecommunications, replication costs, and other move-related costs will be accounted for in GSA's price evaluation.
