AI Contract Overview
The U.S. General Services Administration is seeking to lease a single, contiguous office space of exactly 1,709 square feet in Houston, Texas, within a defined boundary bounded by Farm Road 2920 to the north, Hardy Toll Road to the east, Hwy 249 to the west, and Hwy 249 to I-45 and Halls Bayou to the south. The space must be occupied by a law enforcement agency and cannot be located at or below grade. It must be situated in a professional business environment free of food vendors, public congregations, or any activities that could compromise security or confidentiality, and must not be adjacent to spaces that pose risks to informants, witnesses, or arrestees. Fully reserved, off-street parking for six U.S. Government vehicles is required, all of which must be paved, striped, lighted, and available 24/7 with proper drainage. The lease term is ten years with a firm five-year commitment and no option to extend. The facility must comply with all federal standards for fire safety, accessibility, seismic resilience, and sustainability, and must not be situated in the 1-percent-annual chance floodplain. A fully serviced lease is required, meaning the landlord must provide all utilities, maintenance, and services necessary for immediate occupancy. The space must also meet telecommunications restrictions outlined in Section 889 of the FY19 NDAA to prevent the use of certain prohibited equipment. Entities interested in submitting proposals must register in SAM.gov and provide expressions of interest by June 4, 2026, to Carson Melom-Lemos at GSA. The market survey will follow in late June 2026, with an estimated occupancy date of May 1, 2027. This effort stems from an expiring lease, and the Government will evaluate alternatives based on economic advantage, including relocation costs, tenant improvement replication, and operational downtime.
