Wiley Canyon Project

The Wiley Canyon Project, identified as Master Case 20-238, is a mixed-use development located at 24924 Hawkbyrn Avenue in Santa Clarita, California. Approved by the City Council on November 25, 2025, the project follows Alternative 5, which consists of 232 two-story townhome or detached condominium units, a 140,000 square foot senior and assisted living facility with 120 units, and 9,000 square feet of commercial space. The development includes a total of 731 parking spaces divided among residential, commercial, and senior living uses, as well as grading activities, off-site infrastructure, and bank protection along Wiley Canyon Creek. The project is subject to the California Environmental Quality Act and is supported by a Final Environmental Impact Report completed in September 2025. Environmental compliance includes a Phase II Environmental Site Assessment that analyzed soil for pesticides and arsenic, and the project must adhere to Model Water Efficient Landscape Ordinance standards. The City of Santa Clarita is responsible for enforcing these standards through plan checks, irrigation audits, and inspections. Traffic analysis indicates that Alternative 5 generates 2,985 average daily trips, which is a reduction compared to the original project proposal.
