LEASE SPACE TO THE UNITED STATES GOVERNMENT REQUIREMENT: National Oceanic and Atmospheric Administration (NOAA) is interested in leasing approximately 8580 ANSI/BOMA rentable square feet of Class A office space, workshop and warehouse (7150 usable) for the Office of Marine and Aircraft Operations (OMAO). With the exception of the office space which must be near the two piers, the other spaces (warehouse, wareyard, hazardous storage and machine shop) can be co-located or housed in separate facilities with the office or at another near by location. The facility will consist of: Office space 1500 rsf Warehouse 2400 rsf Special space (machine shop space) 4200 rsf Hazmat Storage 480 rsf Outside parking 30 spaces Wareyard 0.25 acres (minimum of 2000 sf paved) Large Boat Pier 250 linear feet Small Boat Pier 25 linear feet with boat ramp LEASE TERM: 10 to 15 years with negotiable termination rights by the Government. DELINEATED AREA: On the Narragansett Bay and within 20 miles of the University of Rhode Island campus located at 14 Upper College Rd., South Kingstown RI SPECIAL REQUIREMENTS: 1. OMAO requires large widows in the office areas to have an unobstructed view to pier. 2. The large ship pier height has to be within 10-15 feet above water level and with a 22.35 foot water depth, both measurements at MLLW. 3. Large Boat Pier utilities desired are 480VAC 400A, potable water, fire main, sewer, Cable TV, telephone, and high speed internet. 4. Ingress and egress of forty-foot semi-trailers having a 55-ft turning radius must be provided into a loading dock. 5. Must have 30 outside paved parking spaces available. Circulation and parking for government owned vehicles must be provided. 6. Ingress and egress for private waste removal vehicle with front-end lift must be provided to the refuse collection container in the service area. 7. OMAO requires approximately 0.25 acre ware-yard available; adjacent to the warehouse building; with a minimum of 2,000 sf paved. Ware-yard to store 3 government owned vehicles (GOV), material storage, and equipment storage. A 6-ft chain-linked security fence must enclose the wareyard and GOV parking area. An automatic gate must be located at entrance into the lot. 8. Warehouse will have a 500 rsf room with air conditioned space for sensitive & electronic equipment storage. 9. Pier and building (s) must meet International Ship and Port Facility Security Code. Buildings must meet Federal ISC security requirements.
