Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Space offered in existing office buildings must be located on the second (2nd) floor or above and have a 20 foot setback. Space offered in new construction must be located on the second (2nd) floor or above and have a 30 foot setback. First floor space will be considered only if offered as new construction in a single tenant building. Any building offered must have a central sprinkler system. Subleases are not acceptable. The space should not be located in the 100 year flood plain.
