AI Contract Overview
The U.S. Department of Veterans Affairs is seeking expressions of interest from potential sources to lease approximately 44,000 ANSI/BOMA Office Area (ABOA) square feet, which equates to roughly 52,800 rentable square feet, for a Research & Development facility in San Diego, California. The government is open to leasing space within existing buildings or land suitable for new construction, including build-to-suit options, with a lease term of up to twenty years. The space must be located within a specified delineated area bounded by major roads and highways, and must meet several criteria such as contiguity, limited to no more than two floors, and free from floodplain zones. Additional requirements include adequate loading areas, proximity to amenities, and compatibility with VA’s intended use, with considerations for zoning, safety, seismic, and environmental standards. Interested parties are required to submit detailed information, including property ownership, site plans, floor plans, environmental and safety compliance, and evidence of financial capability, by August 26, 2024. The VA encourages small businesses, particularly Service-Disabled Veteran Owned Small Businesses (SDVOSB) and Veteran Owned Small Businesses (VOSB), to participate and provide relevant certification and experience documentation. The process aims to gather market data to determine the feasibility of leasing options and whether the project should be set aside for small business competition. The anticipated project value is estimated between $20 million and $50 million, with the government making payments based on facility acceptance and potential tenant improvements, but not during design or construction phases. This notice is for planning purposes and does not constitute a solicitation.
