Description of Requirement The Department of Veterans Affairs (VA) currently occupies 9,500 rentable square feet (RSF) of clinic space located at 501 S. Willard St, Cottonwood, AZ 86326, under lease VA258 R 0475, supporting the Cottonwood Community Based Outpatient Clinic (CBOC). The current lease expires October 6, 2026. The VA requires continued occupancy of 9,500 RSF of clinical/medical space for a 10 year lease term, beginning September 30, 2026 to support ongoing healthcare services. 2. Intent to Award a Succeeding Lease In accordance with GSAR 570.402 (Succeeding Leases), the Government intends to negotiate a succeeding lease with the incumbent lessor, Cottonwood Industrial LLC, because: Market research via LoopNet and CoStar identified zero acceptable properties within the delineated area and three in extended areas, none meeting VA requirements. Under GSAR 570.402 4, a cost benefit analysis was not required because no potentially acceptable alternative locations were identified. Anticipated rates from the incumbent have been determined fair and reasonable by the VA Lease Contracting Officer. However, in accordance with public notice requirements, the VA is providing this announcement to ensure any potential alternative locations have the opportunity to respond.
3.
