1030 Kaiser Road Project

The 1030 Kaiser Road Project involves the construction of a 153,380-square-foot multi-tenant light-industrial building on a 10.21-acre undeveloped site in Napa, California. The facility will feature approximately 130,373 square feet of warehouse space and 23,007 square feet of office space. Designed as an all-electric project with no natural gas service, the building will comply with Title 24 energy-efficiency standards. Site improvements include 242 parking spaces, including 8 ADA-compliant stalls and 12 electric vehicle charging stations, four driveways providing access from Kaiser Road and Syar Way, and approximately 0.48 acres of bioretention areas. Additional features include a pedestrian path connecting the Kaiser Road sidewalk to internal walkways and comprehensive landscaping. The project is governed by the California Environmental Quality Act, with a Mitigated Negative Declaration indicating that identified impacts can be reduced to less than significant. Technical assessments have been completed covering geotechnical conditions, biological resources, stormwater drainage, and noise levels for HVAC and fire pump equipment. Construction is expected to utilize Tier 2 equipment, with a projected start date in December 2027 and a 14-month duration leading to full operation by January 2029. The project also includes specific requirements for the confidentiality of Tribal Cultural Resource locations and the marking of storm drain inlets to prevent dumping.
