209079 UWMC ML 4NN/4EE - Acute Care Expansion - Request For Qualifications (RFQ)

The University of Washington is soliciting Statements of Qualifications from Architectural and Engineering firms to provide design services for the UW Medical Center Montlake 4NN/4EE Acute Care Expansion. The project involves renovating 18,500 square feet within the North and East wings of the Pacific Tower's fourth floor, converting existing administrative space back into acute care capacity to create at least 24 medical/surgical patient care beds or bays. The University will utilize the General Contractor/Construction Manager contracting method as authorized under RCW 39.10. Scope of services includes medical planning, programming, development of construction and bid documents, permit coordination, and construction administration, with a requirement for the use of Lean principles and Building Information Modeling. The selection process is multi-phased, beginning with an evaluation of the Statement of Qualifications based on weighted factors such as staff experience, project management approach, and the ability to manage schedule and budget. A shortlist of the highest-scoring firms will be selected to undergo interviews, and the firm with the highest interview score will be designated as the most qualified to enter negotiations. Key requirements for respondents include the inclusion of a medical planner in the project personnel and the submission of a Business Equity Enterprises inclusion plan. All submissions must be uploaded to the Workday Strategic Sourcing portal by September 25, 2026. The University intends to use its standard Agreement for Architectural Services for GC/CM Projects for design services and its Agreement for Professional Services for pre-design work.
