Acquisition By Lease - NC State University - CALS IR-4 Project National Headquarters office

North Carolina State University is seeking proposals to lease approximately 7,000 rentable square feet of turnkey office space on the Centennial campus in Raleigh, NC, for the CALS IR-4 Project National Headquarters. The required space must accommodate 39 employees and include a combination of private offices and open workstations, a small conference room for approximately 15 people, access to a larger training room seating over 50, an eat-in break room, a work/copy room, and secure file storage. A critical technical requirement is the installation of a specialty gas fire suppression system compliant with US EPA GLP standards. The expected lease term is six years with additional renewal options and a required commencement date of October 2027. Proposals must be submitted via the eVP portal and include a scaled floor plan and pricing based on net square footage. The university specifies that rental rates containing indeterminable percentage increases, such as uncapped CPI increases, are not acceptable. The proposed facility must be completely free of hazardous asbestos and lead paint and must comply with the Americans with Disabilities Act of 1990, OSHA provisions for the handicapped, and State Building Code Volumes I-V. Additionally, the building must provide facilities for recycling materials such as plastics, aluminum, and paper. NC State reserves the right to reject any proposal for any reason it deems warranted.
