The contract offers lease opportunities at Tyndall Air Force Base for siting cellular telephone towers in accordance with a 1995 Presidential Executive Memorandum aimed at facilitating mobile service antenna placement on federal property. Tyndall AFB has three designated locations, each with about three available sites measuring either 80 by 80 feet or 100 by 100 feet. Lessees are permitted to construct monopole or standalone towers, preferably capable of accommodating multiple users, with heights ranging from 130 to 250 feet depending on the site. Construction must adhere to federal, state, and local regulations, as well as Tyndall AFB's specific hurricane standards designed to withstand category III storms with 130 mph winds. The lessee is responsible for all equipment installation, site fencing, and landscaping according to the base's Facility Excellence Program, while the lessor assumes no construction or setup costs. Financially, the lessee will pay rent for the leased land and a portion of the rent collected from cell phone carriers using the tower. Prior to lease issuance, the lessee must fund an Environmental Baseline Survey (EBS) and Electromagnetic Interference-Radiation Hazard Analysis conducted by the Department of Defense’s Joint Spectrum Center. Interested parties seeking more information are directed to contact the Tyndall AFB Real Estate Officer. This arrangement provides a regulated framework for expanding mobile communication infrastructure on DoD property while ensuring compliance with environmental, safety, and structural standards.

In accordance with the August 1995 Presidential Executive Memorandum directing the Services to facilitate access to federal property for the purpose of siting mobile service antennas and equipment, Tyndall AFB has identified sites at three locations available for lease. Each location has approximately three 80 by 80 or 100 by 100 foot sites available for lease. Construction of either monopole or standalone towers (prefer towers with the ability to house multiple users) are authorized with tower heights ranging between 130 and 250 feet and varying at each site location. Construction must comply with all applicable federal, state and local regulations. The tower must also comply with Tyndall AFB hurricane standards (withstand Cat III/130mph winds). The lessee must provide all necessary equipment, a fence surrounding the site, and landscape the area to meet Tyndall AFB's Facility Excellence Program. Lessor will assume no financial responsibility in the construction and setup of these towers. The lessee will pay Tyndall AFB rent for the land and a percentage of the rent charged the cell phone carriers to use the tower. In addition, an Environmental Baseline Survey (EBS) and Electromagnetic Interference-Radiation Hazard Analysis conducted by the DOD's Joint Spectrum Center (JSC) will be required at lessee expense prior to issuance of any lease. All interested parties may contact Ms. Karen Jones, Tyndall AFB Real Estate Officer, at +1 (555) 000-0000/4568, or contact@example.gov for additional information.
