Eisele Vineyards Winery Use Permit Minor Modification and an Exception to the Napa County Road and Street Standards

Eisele Vineyards Winery is seeking approval for a minor modification to expand its production capacity from 20,000 to 30,000 annual gallons, requiring the demolition of a 2,000 square foot barn to make way for a new 9,703 square foot winery production building, a covered work area, a mechanical yard, and a wastewater control room. The project also entails the construction of two water tanks and an associated access road, as well as a winery process wastewater pretreatment and reuse system to support increased operations. Improvements to existing driveways and parking areas are included to accommodate expanded activity. Landscaping changes involve the removal of 0.106 acres of California black oak and foothill pine canopy, fifteen nonnative olive trees, and 0.089 acres of existing vineyard, balanced by the permanent preservation of 0.32 acres of native canopy to offset ecological impact. An exception to Napa County Roads & Street Standards is requested to adjust setback requirements from a stream and to avoid disturbing mature trees with a diameter at breast height greater than six inches, acknowledging environmental sensitivities while enabling necessary infrastructure development.
