This unit will remain tenant occupied during and immediately af ter completion of work. Contractor shall take every measure to preserve tenant’s privacy and maintain all confidentiality . A. Demo materials scheduled to be replaced with new per Scope of Work : Contractor shall use care while removing the existing HVAC system that is scheduled to be replaced with new. CIHA will retain and/or dispose of all existing HVAC system parts that are removed during the demo process. B . Insta ll one (1) new indoor, single zone, wall mounted mini -split air handler : Mount one (1) new wall mounted mini -split air handler in location where existing unit was removed. Provide all parts and accessories to make a complete and operable system. Provide new condensate drain and condensate drain pump as needed. Seal all penetrations made while mounting unit airtight and/or to c omply with all current applicable fire codes. Follow all manufacturers installation guidelines. See Basis of Design. C. In stall one (1) new outdoor equipment pad and one (1) new mounting stand. Install new “Diversitech ” Model # UC2448- 3, lightweight, concrete composite equipment pad (or approved equal). Contractor to shall make sure equipment pad is level and installed per all manufacturer’s installation guidelines. Install new “Quick Sling” Model # QSMS1202, mounting stand (or app roved equal) for outdoor inverte r heat pump, ensure stand is rated to support new heat pump. Follow all manufacturers installation guidelines. D. Install one (1) new outdoor, sin gle zone, inverter heat pump. Install new outdoor heat pump on mounting stand and ensure all required clearances and current applicable building codes are met . Contractor may use exi sting lines sets , if they are compatible with new HVAC system. Seal all penetrations made in exterior of home while installing unit and make watertight. Follow all manufact urers instal lation guidelines. See Basis of Design. CIHA to determine location. E. Electrical: Contractor may reuse existing breakers, disconnect switches, electrical conduits, connections etc. contractor shall ensure all electrical components comply with all current and applicable NEC codes. Electrical shall also comply with new HVAC system manufacturers sp ecifications and installation guidelines. F. Install one (1) new, wall mounted, hardwired thermostat: Install one (1) new wall mounted, wired remote controller (with timer function) for ductless system. Thermostat to be hardwired in lo cation where existing thermostat was removed. Contractor will commission the thermostat using the manufacturer default operation setting. See Basis of Design. G. Install new line -set covers on all line -sets, interior and exterior: Install “DuctlessAire” Model # DA3 -7KIT line -set cover kit for ductless mini -split system as needed. Line -sets shall be covered in all locations, interior and exterior of units. All line -set covers shall be securely f astened. Install per all manufacturer installation guidelines. H. Cleanup and disposal: Clean up and dispose of all materials and construction debris from interior and exterior of building daily and upon completion of project. Dispose of per approved CCT Solid Waste Disposal Plan. Additional cleanup will be necessary each time Contractor enters the home to perform punch list or incomplete work . Contractor to p rovide all required State of Wash. Dept. of L&I electrical and low voltage permits for installation of heat pumps , thermostats and additional circuits . Any needed corrections as noted by electrical inspector shall be completed promptly and without delay. Contractor shall u se and follow all manufacturer commissioning and system startup guidelines. Contractor shall provide comprehensive maint enance and service sch edule for interior wall mounted unit to include filters, condensate pumps, etc. All warranty and user manuals shall be provided by contractor.
