General Services Administration (GSA) Seeks to lease the following space: Solicitation No. 2TX1342

The General Services Administration is seeking a fully serviced office lease for 26,076 assignable square feet in Dallas, Texas, within a delineated area bounded by Pacific Avenue to the north, South Akard Street to the east, Young Street to the south, and Lamar Street to the west. The space must be contiguous and located on no more than two floors, with stacked arrangements permitted, and must not be co-located on the same floor as the Office of the U.S. Attorney, U.S. Marshals Service, U.S. Probation Office, Pretrial Services Office, Bureau of Prisons, or any other law enforcement agency. The facility must comply with federal standards for fire safety, accessibility, seismic resilience, and sustainability, and cannot be situated in the 1-percent-annual chance floodplain. Extremely long, narrow, or irregularly shaped configurations will not be considered. The lease term is structured as a firm 15-year period with an overall potential term of 17 years and no option period, with estimated occupancy expected in December 2027. A minimum of 73 structured parking spaces is required. The solicitation is in the presolicitation phase under number 2TX1342-1, with a NAICS code of 531120, and responses are expected in the form of Expressions of Interest that include detailed building information, site and floor plans, parking identification, proof of ownership or authorization, location mapping, transportation access details, and disclosures regarding title, easements, or use restrictions. Entities must be aware of and comply with telecommunications prohibitions under Section 889 of the FY19 NDAA as implemented by the FAR.
