Warehouse:


-Must have a minimum of one ground level roll-up door, which must be no smaller tan an 8’H X10’W and one door for pedestrian access.


-Grade level slab: SUVs and other vehicles will be driven on and stored within the space. The SUVs are heavy, weighing approximately 10,500 pounds, plus equipment and personnel which may add an additional 2,000 pounds. Slab and access path should be sufficient to account for this weight.


-Foundation must be able to accommodate weights at least 75 lbs./square foot.



Below are minimum requirements for space but are subject to internal security review prior to acceptance of space and:



1) Be located within a low threat area of the city.


2) Shall NOT be located in close proximity to foreign government agencies.


3) Are subject to internal security review prior to acceptance of space.


4) Shall not be located around foreign owned businesses.



Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.  A fully serviced lease is required.  Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as “100-year” floodplain).

Expressions of interest must include the following information:


-Building name and address and location of the available space
  within the building;
-Rentable square feet available and expected rental rate per
  rentable square foot, fully serviced;
-ANSI/BOMA office area-(ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced.
-Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount (if any);
-Date of space availability;
-Building ownership information;
-Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required
-Government parking (if any);
-Energy efficiency and renewable energy features existing within
the building; and
-List of building services provided.
