The required space must fall between 21,511 and 22,150 assignable building office area square feet, be located on a single floor, and comply with ICD-705 construction standards. The lease term is ten years with eight years firm, and amortization for tenant improvements and building-specific capital is structured over eight years. Offerors must provide space within a defined area bounded by I-395, the George Washington Memorial Parkway, and Route 120, with two reserved parking spaces included. Subleases are not permitted, and all proposals must meet federal, state, and local codes covering safety, accessibility, seismic resilience, and energy efficiency. Proposals must be submitted via the GSA Leasing Portal during the open period, which runs from the 1st through the 7th of each month, ending at 8:00 p.m. Eastern Time unless extended due to weekends or holidays, with the current deadline set for July 8, 2026. The government may award multiple leases to meet emerging needs or replace expiring contracts, and offerors are encouraged to submit rates for all available terms to remain eligible for future opportunities. Additional project-specific requirements may be posted in the attachments and links section of the notice, and inquiries should be directed to the primary point of contact, Kevin Morrison, or secondary contact, Glenn Harvey.
