The State of Washington Department of Children, Youth, and Families is conducting a market search for approximately 5,915 BOMA rentable square feet of office space in Pacific County. The solicitation requires a minimum lease term of five years, with the option for proposers to offer terms up to ten years. All agreements must be executed using the State of Washington's approved standard lease documents. To be considered, facilities must be appropriately zoned, provide sufficient infrastructure for agency operations, and be complete, code-compliant, enclosed, and conditioned spaces with necessary plumbing, power, and lighting. Additionally, building systems must meet or exceed the Washington State Energy Code at the lessor's expense, and proposers must provide proof of ownership, preferably via a clear title report. The agency may give preference to properties located within the City of South Bend, those outside the 100-year flood plain, or those with proximity to public transportation and major arterial roads. Advantageous features include a ground-floor single floor plate, separate restrooms for clients and staff, an employee breakroom, and two visitation rooms. The agency may also consider a low Energy Use Intensity score and the availability of an additional 3,700 square feet for potential co-location with another state agency. Compliance with RCW 39.12 regarding prevailing wages is mandatory for all proposers and their vendors.
