Market Search - OCLA - Spokane

The State of Washington Department of Enterprise Services, on behalf of the Office of Civil Legal Aid, is conducting a market search for approximately 240 BOMA rentable square feet of office space in the City of Spokane. The agency seeks a minimum lease term of five years, with a maximum of ten years, and desires occupancy by March 1, 2026. Mandatory requirements for the space include being a code-compliant, enclosed, and conditioned facility with plumbing, power, lighting, secure network connectivity, and secure mail receiving protocols. The facility must also provide two private offices. Preference will be given to properties located in the downtown corridor with easy access to freeways, major arterial roads, and public transportation offering hourly service from 8 AM to 5 PM. Additional advantageous factors include move-in ready status, the presence of an employee breakroom or conference room, a low Energy Use Intensity score, and the availability of up to three parking stalls. All proposed facilities must be outside the FEMA 100-year flood plain. The lessor is responsible for ensuring that the building shell, insulation, electrical, lighting, and HVAC systems meet or exceed the Washington State Energy Code. Compliance with RCW 39.12 regarding prevailing wages is required, and the final agreement will be executed using the State Standard Lease.
