Special Instructions: Home is a 3-bed 2 bath, brick home approx. 1500 sq. ft. shingle roof. Slab on grade. All prospective contractors are required to visit the project site before submitting a bid. Change orders due to conditions that could have been identified during the site visit will not be considered or approved. All work done must meet or exceed 2019 IRC. All applicable licenses apply. It is highly recommended contractor view job before biding. Contractor is responsible for all line locates and permits required Contractor will be responsible for cleanup and removal of all waste and repair yard back to mowing condition. Homeowner/Property Manager will select any/all colors used for the job. Contractor is responsible for all measurements, and count of materials needed.
Plumbing: The hall bathtub is leaking water around the drain. Remove and replace the stopper with a new one, and make sure the leak has stopped. Cut an access hole in the hall closet and install an access panel so the drain can be checked. The kitchen sink has dropped and needs to be reattached and sealed
Cabinets: The bottom board of the kitchen cabinet under the sink needs to be replaced with plywood, fit tightly and stable, and caulked and painted
Mechanical-HVAC: The plenum and copper line in the attic above the master bathroom are covered in condensation, causing the bathroom walls and ceiling to mildew. Check the hallway by the smoke detector; repair as needed. something is causing mildew around it, also
Fencing: The chain link fence in the back yard on the left side towards the back has a hole torn in it that needs to be replaced, and the back fence on the left side is loose at the bottom homeowner says dogs go under it, that's why they have rocks and pallet there, so it needs to be tightened up
Painting: In the master bathroom, ceiling and walls wipe down and clean then paint with a stain blocker in the damaged area and paint the whole bathroom walls and ceiling to match. In the hallway by the smoke detector, clean and paint to match after the problem is fixed
