AI Contract Overview
The General Services Administration (GSA) is seeking to lease office space in Charlotte, North Carolina, within a specifically defined area bordered by I-277, US Route 74, Highway 51, and I-77 to I-485. The requirement is for approximately 20,420 to 20,500 rentable square feet (ABOA) of contiguous office space spread over no more than two consecutive floors, positioned between the 2nd floor and the floor below the top floor of the building. The space must be fully serviced and comply with government standards for fire safety, accessibility, seismic stability, and sustainability. Additional stipulations include the presence of a loading dock and freight elevator, exclusion from buildings housing childcare facilities or schools, and absence from any 1-percent-annual chance floodplain. The lease term is for 15 years, with a firm commitment of 10 years, and includes 48 reserved structured parking spaces. The Government currently occupies 15,220 ABOA square feet in Charlotte but requires an expansion to meet a total of 20,426 ABOA square feet, indicating a need for roughly 5,200 additional square feet. While seeking to expand in the same area, the Government is open to economically advantageous alternative locations that meet the established criteria, considering factors such as relocation costs, tenant improvements, telecommunications infrastructure, and potential agency downtime. Interested entities must submit expressions of interest by June 1, 2026, including detailed building information, floor plans, parking proposals, rental rates, and proof of authority from the property owner. The expected occupancy date is October 1, 2027, with a market survey anticipated shortly after the expression of interest deadline. Compliance with telecommunications prohibitions under Section 889 of the FY19 NDAA and related regulations is also emphasized.
