Pointe des Chenes - Operator for Park Space

The City of Sault Ste. Marie has issued a Request for Proposal (RFP) for the lease and operation of approximately 28.7 acres at the former campground area within Pointe des Chenes Park. The City is seeking visionary entrepreneurs or organizations to develop, implement, and operate a service that complements the existing day park space. The successful proponent will be responsible for the complete construction of their development concept, including all leasehold improvements and infrastructure, and will manage all ongoing property maintenance, repairs, and landscaping. The contract is structured as a carefree Triple Net Lease, with the City expressing a preference for a ten-year term including an option to renew. The lease is expected to commence by June 30, 2027. Proposals must be submitted electronically through the City's Bidding System no later than 4:00 p.m. local time on November 10, 2026. Evaluation criteria include the proposed development schedule, fee structures (including monthly rent, deposits, and utility shares), and the proponent's ability to meet accessibility requirements under the Accessibility for Ontarians with Disabilities Act (AODA). Proponents must demonstrate significant business and development experience, financial stability, and must be in good standing with the City. Due to the site's history, any new operations must undergo inspection and receive permits from Algoma Public Health. Additionally, the City is currently addressing water infrastructure needs, with preliminary designs in place for potable water storage and distribution system upgrades to ensure compliance with health and safety standards.
