The Government anticipates negotiating a succeeding lease at the existing location (225 E. 16th Street, Denver, CO 80203) which currently provides 23,440 usable square feet of contiguous office and a minimum of 27 reserved parking spaces, 13 of which must be covered parking spaces, for Government vehicles. Other factors impacting the Government's rights under a prospective lease, such as the length of any firm term that may be required at an alternative location, length of time necessary to deliver occupancy-ready space, and the right to terminate any space vacated during the term, will also bear. Space must be located within three blocks of the present leased location. Space must meet the Federal Government's standards for fire safety, be capable of being fully accessible to the physically challenged, and be located outside a 100-year floodplain.
