RFP-26-64 Commercial Real Estate Advisory, Brokerage, Transaction, and Business Recruitment Services

The City of Bentonville, Arkansas, is seeking a qualified commercial real estate firm under solicitation RFP-26-64 to serve as a strategic advisor and, upon specific authorization, a broker and transaction representative. The selected partner will assist the City in evaluating, acquiring, selling, leasing, and marketing real property, as well as identifying and recruiting prospective businesses and development partners. This is a qualifications and best-value selection for continuing services with an initial one-year term, renewable annually for a maximum of three years. The scope of work includes managing assignments from initial strategy through closing or lease execution, with deliverables such as kickoff plans, opinions of value, and monthly activity reports provided in editable electronic formats. To qualify, firms must be licensed Arkansas real estate brokers in good standing with at least five years of substantial commercial real estate experience and demonstrated expertise in at least three specific areas, such as land transactions, mixed-use redevelopment, or site selection. Proposers must provide a blended fee proposal covering strategic advisory, valuations, dispositions, and recruitment services. Mandatory submission requirements include a signed Non-Collusion Affidavit, a Contractor/Vendor Disclosure, and certification against the boycott of Israel. Proposals are due by October 8, 2026, at 1:00 PM CST, and must be submitted via the Beacon Bid portal or as a physical hard copy; email submissions are prohibited.
