The work includes 24/7/365 security operations with two full-time staffed positions—one at the gatehouse and one on patrol—to prevent theft, vandalism, and unauthorized access, with untrained guards and no weapons permitted. Additional duties involve preventative and basic maintenance of mechanical systems including HVAC, custodial services including daily trash removal and dumpster management, grounds upkeep such as mowing and pruning, pest control, and payment of all utility bills. The contractor must also submit a comprehensive work plan and protection maintenance plan within 14 days of award, daily electronic reports with photos, visitor logs in PDF format, and bi-weekly virtual meeting minutes, all while transitioning into utility account management within a 30-day post-award period.
