AI Contract Overview
The U.S. Government is soliciting competitive lease proposals for fully built-out, finished, and optionally furnished administrative office space located in New York City, specifically within a delineated area from the Battery up to Chambers Street and the East River. The space must be immediately available or ready for prompt occupancy following lease execution, with a preferred contiguous layout of 40,000 to 45,000 ABOA square feet. Key space requirements include modular workspaces, private offices, conference rooms, secure storage and vestibules, administrative rooms, a server room with 24/7 cooling, a break room, and mail storage, all designed efficiently to support government functions. Reserved parking for three government-owned vehicles, access to loading docks and freight elevators, and a minimum Facility Security Level II are mandated, while collocation with tenants involved in law enforcement or tax collection is prohibited. The lease term is five years with a three-year firm period, and offers will be evaluated based on a 10-year term with pricing adjusted accordingly. The government prefers space that is modern, high-quality, and meets all relevant codes and security standards, without requiring tenant improvements or building-specific capital. Furniture inclusion is optional and not evaluated for award, though any provided must be functional and available at no extra cost. Submissions must be made via the GSA Leasing Portal between July 1 and July 7, 2026, and must include a scaled floorplan, representation authorization, and marketing materials demonstrating the space’s finished and furnished condition. Compliance with federal regulations and active SAM.gov registration are required, and the government reserves the right to consider the closest acceptable alternative if a fully compliant space is unavailable.
