Site Plan Review 22-014

The City of Palmdale Planning Division has approved Site Plan Review 22-014 for the development of a 15-unit light industrial building located at the northwest corner of Avenue M-8 and 10th Street West in Palmdale, California. Situated on an approximately four-acre parcel, the project features a single 53,233-square-foot building divided into Units A through O. The facility will provide 38,473 square feet of warehouse space and 14,760 square feet of office space, with offices positioned at the front of the building and roll-up doors located at the rear for each unit. Site improvements include 94,590 square feet of paved parking and 19,471 square feet of drought-tolerant landscaping. This project is an environmental compliance matter under the California Environmental Quality Act (CEQA) rather than a procurement solicitation. A Negative Declaration was prepared, concluding that the development will not have significant environmental effects. As part of the project approval on December 9, 2025, specific mitigation measures were established as conditions of approval, and a formal mitigation reporting and monitoring plan was adopted.
