AI Contract Overview
Project OSU-270077 is a design-build renovation of Stillman Hall on the first floor, specifically targeting rooms 130, 135, 145, and corridor X107C. The primary objective is to modernize existing classrooms and create larger, collaborative learning spaces in alignment with university strategic goals. The scope includes extending room 135 into room 145, upgrading lighting and technology systems per University Building Design Standards, and updating finishes according to the approved branding palette. The design-builder is responsible for all demolition, wall patching, and modifications to HVAC and electrical systems. While furniture, fixtures, and equipment procurement is excluded, the design-builder must coordinate with the university vendor to ensure installation is complete before the Autumn 2027 semester. Two optional alternates are included: flooring replacement in corridors X105C and X106C, and finish and A/V pathway upgrades in lounge areas 103 and 107. The selection process follows a two-stage approach, beginning with a qualifications-based shortlisting and concluding with a Best Value selection during the Request for Proposal stage, where a competitive Guaranteed Maximum Price will be required. The project mandates participation in the Encouraging Diversity, Growth and Equity program and adherence to state prevailing wage laws. The design-builder will manage all phases from schematic design through closeout, utilizing an open book pricing method for subcontracts. All work must comply with university sustainability and safety standards, with final finish selections requiring approval from the OTDI-Physical Learning Environments Interior Designer. Closeout documentation must be submitted electronically via the e-Builder Project Management System.
