Tract 38625 Salt Creek Project

Major Modification PLN25-0201 for the Tract 38625 Salt Creek Project involves amending a previously approved development on a 55.4-acre site located at the southwest corner of Simpson Road and Briggs Road in Menifee, California. The primary changes include reducing the total number of residential units from 325 to 315 and decreasing the park size from 4.9 acres to 1.94 acres. Due to this size reduction, the park will be maintained by the Homeowner Association. These modifications are necessary to implement on-site biological mitigation in compliance with the Multiple Species Habitat Conservation Plan and California Department of Fish and Wildlife requirements. Specifically, the changes allow for the preservation of alkali soils to create an alkali meadow for the growth of smooth tarplant species. The City of Menifee certified the approval on June 24, 2026, determining that the project will not have significant environmental effects beyond those analyzed in the existing Initial Study/Mitigated Negative Declaration. The project remains subject to the established Mitigation Monitoring and Reporting Plan.
