U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY

REQUIREMENT: The United States Government is seeking to lease office and related space consisting of approximately 20,232 rentable square feet along with 25 inside/ secured and 10 outside/ surface parking spaces for the use by the U.S. Department of Agriculture in Guam, within the following delineated area: North: Route 1 East: Route 16 South: Route 8 West: Route 1 Regularly scheduled public transportation and/or employee parking within 3 blocks sufficient to cover commuting and visitor needs should be available. Space should be located with a variety of inexpensive moderately priced fast food and/or eat-in restaurants within one mile, and other amenities such as retail shops, cleaners, banks, etc. should be available within one mile. The space must yield a minimum of 16,755 ANSI/BOMA (Useable) square feet to a maximum of 17,593 ANSI/BOMA square feet of contiguous space. The anticipated term is 15 years, 10 years firm as a fully serviced lease. The estimated occupancy date is November 1, 2011. The Government requires 25 inside/ secured and 10 outside/ surface parking spaces at no cost, or at reasonable commercial rates. The building must be located in a professional surrounding and/or tasteful rehabilitation in current use. Streets and public sidewalks must be well maintained. The Government requires sufficient parking for privately owned vehicles and visitor parking. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal/GSA-PBS and local codes and regulations including but not limited to fire and life safety, free of asbestos, accessibility (Architectural Barriers Act Accessibility Standard (ABAAS) compliant or, if not, landlord must be willing to make the building fully ABAAS compliant), OSHA, and seismic protection. Build to suit buildings must meet a minimum 50 foot setback. The property should not have any easements or right of way encumbering the property that break up the buildable area; portions subject to an easement or right of way will not be counted in the buildable area.
