The General Services Administration (GSA) is seeking expressions of interest from owners and authorized representatives of properties meeting the following requirements:

Additional Requirements:


1.  Employee must have access to the space 24 hours a day, 7 days a week.


2. The (6) parking spaces reserved for Government Owned Vehicles must be located within 100 feet of the building.


3. There must be parking available for employees and visitors.


4. There must be two entrances/exits with electronic locking mechanisms and remote release and audio/video capabilities.


5. The building must have the ability for high speed internet access such as fiber lines that can host 100 Mbps and higher.


6. A lab will be in the space that is used to store, stage, clean contaminated equipment and calibrate air and noise sampling equipment.


7. Deliveries of all types are permitted to be made daily between the hours of 8:00 am and 4:30 pm.


8.  If the space is not located on the first floor an elevator meeting the requirements of the lease must be available.


Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.  A fully serviced lease is required.  Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as 100-year floodplain.


Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).  For more information, visit: https://acquisition.gov/FAR-Case-2019-009/889_Part_B.


Expressions of interest must Include.


  1. Building name and address;
  2. Contact information and e-mail address of offeror’s representative;
  3. ABOA SF and rentable square feet available, identifying the specific floors and square footages;
  4. Asking full-service rental rate per ABOA SF and RSF inclusive of a standard GSA warm-lit shell; or
  5. Asking full-service rental rate per ABOA SF and RSF inclusive of a standard GSA warm-lit shell, a tenant improvement allowance of $59.78 ABOA SF;
  6. Operating costs per ABOA SF and RSF included in the full-service rates;
  7. Submission by anyone other than the owner or manager of a property must be accompanied by written consent from the ownership granting authority to the representative in providing the information to the Government.

The U.S. Government currently occupies office and related space in a building under a lease in Greenwood Village, CO, that will be expiring.  The Government is considering alternative space if economically advantageous.  In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
