Rachamin 5, LLC proposes the construction of a 499,714-square-foot industrial warehouse and distribution center on approximately 30.52 acres in Hesperia, California. The facility will feature 489,714 square feet of warehouse space and 10,000 square feet of office space, supported by 72 loading docks, up to 256 tractor-trailer stalls, and up to 311 passenger vehicle parking spaces. Site infrastructure includes stormwater facilities, landscaping, and the extension of domestic water, sanitary sewer, and electricity utilities, with primary access provided via three driveways from Palmetto Way. The project site comprises three parcels located south of Avenal Street, north of Palmetto Way, and west of Amargosa Road. The project is managed by the City of Hesperia Planning Department and requires a land use designation amendment from Regional Commercial to Commercial/Industrial Business Park under the Main Street and Freeway Corridor Specific Plan. Environmental compliance is being handled through the California Environmental Quality Act process, including an Environmental Impact Report and a Mitigated Negative Declaration. Key environmental considerations include significant unavoidable impacts on greenhouse gas emissions and transportation, as well as the designation of Amargosa Road as a truck route. The project also involves coordination with the Native American Heritage Commission to ensure the protection of tribal cultural resources.
