Construction Manager at Risk - KU Wellness Center

The University of Kansas is soliciting proposals for a Construction Manager at Risk (CMAR) to provide preconstruction and construction services for the KU Wellness Center project 147-12623. The project has an estimated construction cost of 48 million dollars and a total project cost of 60 million dollars. Preconstruction services are expected to begin immediately following the contract award, with the construction phase anticipated to start in the second quarter of 2027 and conclude in the fourth quarter of 2028. The selected CMAR will be responsible for estimating, constructability reviews, BIM clash detection, subcontractor bidding, and the development of a Guaranteed Maximum Price (GMP). Required submission documents include professional qualifications, resumes, an organizational chart, employee and project matrices, and detailed safety and quality control programs. The contract is governed by University of Kansas General Terms and Conditions and incorporates amended AIA A133-2019 and A201-2017 standard forms. Key requirements include the provision of performance and payment bonds totaling 100 percent of the contract price, adherence to Kansas state and federal anti-discrimination laws, and compliance with the Kansas Tort Claims Act. Payment will be made through monthly progress applications certified by the architect. Final project deliverables include a state certificate of occupancy, as-built documentation, and the resolution of all punch list items following one-year inspections.
