Tyndall Air Force Base is offering leases for cellular telephone tower sites located at three designated areas on the base, each providing approximately three plots of either 80 by 80 or 100 by 100 feet. Leaseholders are permitted to construct monopole or standalone towers, ideally designed to support multiple users, with heights ranging from 130 to 250 feet depending on the site. All construction must comply with federal, state, and local regulations, as well as Tyndall AFB’s stringent hurricane standards requiring structures to withstand Category III winds of 130 mph. The lessee is responsible for supplying all necessary equipment, establishing fencing around the site, and landscaping in accordance with the base’s Facility Excellence Program. The lessor will not bear any costs related to tower construction or setup. Financially, the lessee will pay ground rent to the base and a portion of the fees collected from cellular carriers using the tower. Prior to lease approval, the lessee must cover the costs for an Environmental Baseline Survey and an Electromagnetic Interference-Radiation Hazard Analysis conducted by the Department of Defense’s Joint Spectrum Center. All inquiries and requests for additional information can be directed to the real estate officer at Tyndall AFB, ensuring compliance with executive directives aimed at enhancing mobile service access on federal properties. The contract and lease details are managed through the Department of Defense offices at Tyndall AFB in Panama City, Florida.
